Seaton was designed as a sustainable, mixed use community built on New Urbanism principles and integrated within a thriving agricultural district and an extensive Natural Heritage System in north Pickering. Compact, urban neighbourhoods provide a range of residential, mixed-use, and employment uses that are connected to forests, fields, and streams. The human-scale streetscapes with varied building typologies and architectural features encourage active pedestrian street life.

Each neighbourhood combines a flexible modified grid pattern, with a strong relationship to open space, allowing for a unique urban/nature interface. This premise allows Seaton to foster a sense of place and achieve a distinct identity.
